DEVELOPERS

Automated parking garages offer developers several benefits over traditional garages, including improved space utilization, reduced costs, lessened environmental impact and a luxurious user experience.

Save Space and Money

A conventional parking garage is designed and constructed to allow vehicles enough room to safely circulate in both directions and back out of parking spaces. Therefore, it must have access ramps and driveways which may take on average 30% of the available area for the garage. In an automated garage this circulation space is not required and nor is space to open car doors, neither people access areas. This helps developers better utilize the space allowing more vehicle storage capacity within the garage footprint and on a much lower volume. An automated parking garage is especially beneficial for projects with a limited construction area since they generally require 60 percent less building volume and 40 percent less area than traditional garages. This advantage allows developers to increase their projects’ ROI by using the extra real estate for more profitable purposes, like retail stores or additional apartments.

Reduced Space Width – Within the garage, the vehicles’ movement is precisely controlled by the computer-controlled automated conveyor which eliminates the risks of human maneuvering errors. Therefore, density can be increased by parking vehicles door-to-door and bumper-to-bumper which allows for much narrower parking spaces than the conventional garages with ramps.

Lower Ceiling Height – As people don’t access the garage, the ceiling height of the garage can be much reduced, saving 30-50% in height requirements.

Reduced Excavation Costs – An automated/semi-automated garage can accommodate the required number of vehicles in a much smaller volume. That results in up to 40% lower excavation and garage building costs.

No Requirements for HVAC – Since the garage area is not accessed by the public and cars are stored with their engines turned off, there is no need for heat or air-conditioning, saving installation and utility costs.

No Requirement for Public Stairs and Elevators – Since people don’t have access to the garage there are no requirements for stairs or elevators. An automated/semi automated parking system requires only emergency and maintenance access for the authorized maintenance personnel.

Reduced Lighting – Since the storage area is not accessed by the public, lighting is required only for emergency or maintenance purposes, thus saving installation and utility costs.

Faster Construction

As the construction footprint and volume of the parking garage is much smaller than of a typical garage. Also, such systems are configured in highly pre-fabricated structures, which allow for much faster and easier construction than the larger monolithic concrete car parks. In the case of underground installations, there is much less volume to excavate and transport, which in addition to significantly reduced cost contributes to much faster construction time.

Rewarding Environmental Stewardship – Automated and semi-automated parking systems allow for up to 80% reduction of CO2 and other exhaust emissions in parking lots and garages. In addition to reduced requirement for lighting, HVAC and utilities in some instances that may help the developer to achieve the LEEDS, EnergyStar, or the ParkSmart certification(s) that beyond the prestige associated with such certification, could bring substantial financial incentive from the local, provincial/state, or federal government(s).

Portability – It is known that it may take from several months to several years from the moment when a developer acquired the piece of land to be developed and the moment when the shovels hit the ground to start the construction. During this period of time the developers have expenses only but no revenues from the acquired lot. Installing a vertical parking system allows developers to generate parking and also advertising revenue within the time period until the construction work starts.

As a developer you can generate profit from the first day after the building lot is acquired. We offer leasing and other advantageous financial arrangements, as well as installation and maintenance if required.
